One Regent 为 250 年(从2017年1月起计)的租赁业权项目。
1. 支付订金和签署预订单
2. 向律师提交买家文件(包括防止洗黑钱条例文件)
3. 於预订後的28天内,支付首付及签署买卖合约,然後交换合约
4. 於交换合约的60天内,支付尾款
5. 於房产过户後交房
买家在英国购买物业时需要支付印花税土地税(Stamp Duty Land Tax, SDLT)。 支付金额取决於购买物业价格,居住者身份以及是业主还是投资者。
在英国购买和出售物业都需要律师来处理买卖相关过户手续。业权过户转移是指财产所有权从原来的转移到另一位,当中包括交换合同和物业交接。 律师收费由850英镑起 (另加增值税)。律师亦会因应物业类型和购买方式,如现金或按揭贷款购买,而收取不同费用。详情请向您的律师谘询。
当物业完成过户後,你需要支付物业的各项费用,包括地租、屋苑管理费和保险。市政税则由单位住客缴交,所以如果业主为自住或单位为空置,业主也需要负担市政税。
海外买家是可以申请按揭购买英国物业,建议海外买家在预定单位後便可进行按揭申请, 而按揭成数(Loan-to-Value, LTV)和利率则取决於申请人的身份和银行政策。
