    Foreigners can buy a condominium in Thailand. However, the Thai law stipulates that 51% of the construction area of each project should be for Thai locals, and up to 49% of the construction area can be sold to foreigners.

  • What is the procedure of buying Thai real estate? Does lawyer assistance is necessary?

    The procedure of buying a condominium in Thailand is very simple. Buyers need to provide a formal passport and relevant personal data. The completion of entire buying process, including the signing of a SPA (Sales and Purchase Agreement), will be assisted by developers ’staff to carry out together with customers.
    The purchase of the condominium in Thailand can be carried out without a lawyer. But if the buyer needs a lawyer to assist in handling related matters, then all the corresponding costs must be borne by the buyer.

  • What taxes do I need to pay to buy a Thai property? What taxes do I have to pay if I sell a property in future?

    When buying a first-hand condominium, foreigners are required to pay a transfer fee of 2% (the buyer and the seller each pay half), without any other fees.
    If you want to sell the condominium, the buyer must pay an additional 3.3% VAT within five years of the property transfer.
    If the property has been transferred for more than 5 years, the buyer only needs to pay an additional 0.5% VAT.

  • What is the payment process?

    Deposit: THB 100,000

    Down Payment:
    The first payment: Within 15 days after paying the deposit: 30% payment after deducting the deposit & the contract must be signed.
    The second payment: 70% within 60 days after paying the deposit.

    Final payment: 70% of full payment after when transfer.

  • Are there any parking spaces? Is there any extra charge for using the project facilities?

    According to Thai law, all apartments in Thailand are required to provide parking spaces, and Noble Nue Srinakarin Lasalle provides approximately 35% of parking spaces. The management fee includes the cost of using public facilities, so there is no additional charge for using it(swimming pool, gym, etc.).
